2018 - Day 273/92 - Sunday...1587...

No more rain today, but for the month, we recorded over nine inches. That kind of makes up for the lack of rain we did not receive in August And, tomorrow starts another month. Where are the days going? The fourth quarter already. The rains have caused a few of the plantings to bloom and it has actually caused some of the plantings to croak, too. We planted these in the reworked bed outside the laundry room window. Costco bulbs. They grew nicely, but I really think they are spring bloomers, so they should be well established by next spring. Lots of other ones, too.

I did get the grass cut in the dogs yard this afternoon, and I did get the chicken coop cleaned out. That was really all I had on my list for today, so mission accomplished. This week coming will be relatively calm; a couple meetings a quick class on Friday, and that is about it.

2018 - Day 272/93 - Saturday...1577...

Interestingly, these caladiums were among the first things I planted this past spring, and they were just about the last things to come up. I planted some other elephant ears out by the creek and they hardly did anything. These are in pots, and I moved them from near the garage to closer to the pool, and they seem to be enjoying it there. I am getting a little nervous that, within the next few months I will need to determine what will be sacrificed and what I will try to salvage from the two or three days of freezing temperatures we will be experiencing. Who knows?

I accomplished my goal of sleeping most of the day away. I got up about 7 this morning, did the usual things, and by about 8:30 I was in the big blue chair with my phone in one hand and the tv remote in the other. We took the girls for a ride, and then it was back to the blue chair. At about 2 o'clock, I went and checked the mail, and it was just starting to rain. We waited for it to calm down some, and we headed in to Georgetown for lunch. By the time we got home, we had over 2 inches of rain in the gauge, and that is a good thing. SO...by sleeping most of the day away, I was able to get very little accomplished, which in reality was the long term goal for the day!

2018 - Day 271/94 - Friday (Finally)...1576...

I think 'Finally Friday' is a new thing. I heard it, I didn't make it up myself. I think it is intended to coincide with 'Throwback Thursday', and soon we will have something of some disparagement for all the days of the week. I can hardly wait. I also think 'Finally Friday' could well classify as a stand-alone as well, time will tell. I got a lot of work done today, first time back in the office since about noon on Tuesday. I finished a class I had been taking; five individual sets of classroom and the last one was done today 0n-line. Pretty interesting stuff, all about International buyers and sellers and the intricacies each set faces when buying or selling in a country other than their own. BUT, that is out of the way now.

After work I had a ticket (provided by the Texas Association of REALTORS® for the Gubernatorial Debate that was held this evening. I was not in the room with the candidates, but it was interesting to watch the process. I highly recommend it if you h=ever have a chance. Directions and communications were not really clear (we all speak English but we can seldom communicate) and access to the venue seemed to be cut off at every turn. This particularly helpful UT Policeman went out of his way several times to keep me out of harms way, and his kindnesses were sincerely appreciated. Thank you Officer Mullens!

I left after the debate and got caught in some rain on the way home, but all is good and I am about to head to the blue chair.

2018 - Day 270/95 - Thursday...1585...

Last night was a really late night, and today was a really early day. But all that is now  behind me...tonight I will get some extra sleep, so that will be good. My early morning was because I was scheduled for an early morning class at the board. CIPS. Certified International Property Specialist. I have one more class to take for the designation, and I think I will take it on-line over the weekend. Just six hours. I have fulfilled all the other criteria necessary for the designation, and I will knock that class out this weekend.

It is supposed to rain over the weekend. Fifty percent chances both Saturday and Sunday. That will be great if it really does rain, that way I can concentrate on completing the class. Otherwise, I also need to cut the grass in the dogs yard, clean the chicken coop and a few other chores that need tending to.

2018 - Day 269/96 - Wednesday...Not Sure...

Today was a really good day, as I was in Houston for a Houston Association of REALTORS® Broker Involvement Council event. Houston always does things right, and, as a matter of fact, everything and everyone in Texas does things right when it comes to REALTOR® issues and REALTOR® events. There will NEVER EVER be a bad function or event when it comes to something put on by our Texas colleagues. This is a photo of Caroline and me outside the Pavilion room at the Minute Maid Park in Houston where the event was held. Very impressive. It rained, too, but that was okay too. Rain in Texas is (usually) a good thing!

It is way WAY past my bedtime on Wednesday evening, and it seems I am camping out in the Houston Hobby airport. I am way past the point of whining, and I have gone into denial mode. Flight was originally scheduled to leave about 7:30, that flight was delayed to 11:30...I got on another flight at 10:10, that flight has now been delayed to 10:35 and the original flight has now been moved up to 10 o'clock. BUT...my luggage is on the new (delayed) flight, so there is no reason for me to try and get on the original (and now earlier departing) flight. It's complicated.

Oh, and as long as I had idle time on my hands, I learned how to use the personal hot spot on my phone! I am such a techno-geek!

2018 - Day 268/97 - Tuesday...1571...

In Houston for a quick meeting tomorrow, then back home tomorrow night and an all day class on Thursday. It has been a pretty uneventful day, made it to the office, did a couple errands, got to the airport with plenty of time to spare. the flight was overbooked, late leaving, sat on the tarmac for half and hour, got into Houston at rush hour, the Lyft driver could not find the Hotel, just stuff like that.

Had a nice dinner with some colleagues from DC and Houston, now back in the room and looking forward to a couple extra hours of sleep.

Life is good.

2018 - Day 267/98 - Monday...1567...

Fall was here for a couple days, then it left. Mostly cloudy today, but the sun came out this afternoon, and the high temperature hit the high 80s. Warm and sunny again tomorrow, and rain is supposed to start again on Wednesday. YES! Bring on more rain. Overall though, at least it is not 100 degrees, and it is not the heat, it is (as usual) the stupidity.

I got a tremendous amount of stuff done, including some power real estate. Some real estate, and lots of errands taken care of. This week will have a few challenges, but next week should be okay. I like it when it rains because then I can do more snore than chore.

I was trying to think of something interesting that I did or that happened today, but I am drawing a blank.

2018 - Day 266/99 - Sunday...1576...

I have never professed to have any mechanical predisposition whatsoever, and I have never had any concerns about that, either. Yesterday, as I dutifully reported in this journal, I was verklempt with the riding lawn mower. It is true that I had ignored that dirty yet amazing machine of technical cunning, even if it does subsist with an internal combustion engine, for months and months, happily because one benefit (and the only one) of the drought was the fact that I did not need to mow the grass. I did get it started (yesterday), and it proceeded about twenty feet before it decided it was not interested in going further. Try as I might, I could not get it re-started, and I eventually had to push it back under the cover of the shed. I did not want to risk it being left out if it rained again. Whatever.

I got up this morning, read the paper, had coffee, made a generous pile of eggs for me and Jody, cleaned out closets (two) and put a pile of clothes to be taken to Goodwill in the car. THEN, I went outside to see about getting the lawn mower started. And it started, just like that, and seemed to have totally forgotten its' lack of interest in the same just the day before. SO...I got MOST of the grass in the front cut...I actually had to cut it all twice since it had grown so long. I did get the parts I wanted to get cut cut. So there was that accomplishment. The only tragedy in the whole thing was the running over the big (SLOW AND OBVIOUSLY STUPID) rat snake. When I first ran over it and witnessed the parts being flung here and there, I thought it was a bunny (for which I was very sad). BUT, it turned out to be a rat snake. I am not happy that I ran over a rat snake, but I am also not as sad as I would have been had it turned out to actually have been a bunny.

2018 - Day 265/100 - Saturday...1566...

Today begins the autumnal equinox. With any luck, I will be asleep (again) before it arrives at about 9 p.m. this evening. I have done a lot of that today. The most exciting thing we did all day was to go into Georgetown and get our flu shots. We are both of the age that we get the super-flu-shots. I am not sure what is contained in the super-flu-shots, but I am all for it. I also started the lawn mower this morning, and it went about 20 feet and konked out on me. I tried starting it again (about every hour on the hour for four or five hours) and ended up pushing it back under the shed, just in case it rains again tonight. This photo was taken last night, I thought there were some interesting clouds, but instead decided to focus on the neighbors cattle. They are up in the front pasture that borders our driveway, so every now and then I go out and talk to them.

We got about an inch-and-a-half of rain overnight, over seven inches of rain so far this month, and we are expecting more. Bring it on. We can take it. The interesting thing is, the temperature has not risen out of the 70s today, and I am freezing.

I am going to go find a blanket.

2018 - Day 264/101 - Friday...1564...

This would be all the reason anyone would need to just turn around and call it a day. Especially if you were the owner of the shiny black pick-up truck laying on its' side in this photo. Look closely. Still, I do not think there were any serious injuries. That always amazes me. BUT...if you were behind this unfortunate mishap, you were probably late. Kind of like what happened to me yesterday, but I never did see any reason for the back-ups. It just did.

Another day, another commute.

Otherwise, it is Friday and that is a good thing. It rained in Austin, but nothing really measurable out on the edge of nowhere. Good chances overnight, but I really need for there to be a brief respite so I could cut some more grass tomorrow. Nothing extreme, but there are some spots that really need some attention. I either will get the chance over the weekend or I won't. I could have done it when I got home this afternoon, but...

2018 - Day 263/102 - Thursday...1578...

Today was the last day for this particular 30 hours SAE (Salesperson Apprentice Education) Class at the Austin Board of REALTORS®. Thirty hours is a long time for a bunch of A-Type personalities to sit and be quiet. I don't really much care about them being quiet...and they don't even need to sit all that much. Just interacting is good for me, and if they can learn without really knowing they are learning something, that is a perfect result of those hours. There were about twenty people in the class, and this photo was taken just before they went into the computer lab to take their final exam. Technology. Sometimes we can't live without it, but we are all aware that we all have to live WITH it!

The sage was correct, it rained this afternoon, and it is supposed to rain just about every day for the next week. No high temperatures in the forecast even reaching the 90 degree mark. That is pretty darned encouraging. Cool front expected late next week too, which will mean temperatures not above the 70s. Of course, when that happens, everything will start to smell like pumpkins and cinnamon. Oh Dear!

2018 - Day 262/108 - Wednesday...1585...

The sage is blooming up by the road, so that is a good sign. This particular sage is really stubborn, and the other sage around the house will bloom at a heavy dew, but this one is not gonna bloom unless there is rain on the horizon. Or maybe at least the next day or two. Sage blooming is Mother Nature's way of saying it is gonna rain, or, more accurately, IT'S GONNA RAIN, DUMBASS! I like sage, it's kind of sarcastic and in your face, but if it is blooming, you can bet there will be some rain.

On that note, the weather prognosticators are giving us a good chance of rain starting tomorrow and for the next week or so...forecasting over 2 inches at the edge of nowhere...AND...a week from now they are forecasting our first cold front of the season, with high temperatures expected to be in the mid 60s to 70s and lows in the 40s. Holy Crap Batman! Even I am surprised, because we usually do not see cold fronts here until the second or third week of October.

2018 - Day 261/104 - Tuesday...1568...

TEAMWORK. It's all about TEAMWORK. That is what we do best, TEAMWORK. Plus we all make fun of each other and tell bad jokes and make appointments at HR for me...standing appointment every Friday at 3:30.

But (not BUTT), but otherwise, it is all about teamwork!

Another not so terrible day in paradise. Got to the office, did some power real estate, did some errands, got some stuff done, got some stuff not done. Left about 2:45 and ran some more errands, and got home about 5:30. I took a nap in the big blue chair while the news was on (my did used to do the same thing), and then it was dinner, phone calls, e-mails, and journal.

Life in paradise, I am the luckiest man in the world.

2018 - Day 260/105 - Monday...1557...

Not a bad day all thing considered. Traffic sucked, but otherwise everything was good. I did a few chores before I got in to the office, but I was still there before 9 o'clock. I did some power real estate, and then headed off to a meeting at the board. There was a great luncheon meeting with the Austin Real Estate Brokers (Realists), and there was a good presentation from Jeff Travillion one of our Travis County Commissioners. The Commissioner talked with us about the status of affordable housing in Travis County and what is on the horizon for undeveloped areas of the city and county. Interesting information, and that was a good thing.

After the luncheon, I ran another couple errands and headed back to the office. Some more power real estate and then off to an appointment at 5:15. All went well, life is good, I am a really lucky guy.

2018 - Day 259/106 - Sunday...1565...

No rain today (so far). I think we have definitely run out of rain for the immediate future. The chances of rain are what we usually have, 10 to 20 percent, which on the edge of nowhere means IT IS NOT GONNA RAIN! The clouds are still pretty, though. I did manage to get the chicken coop cleaned, I cleaned the pool deck and the patio, and did a few other things around the house. There is no more traveling for me for at least a couple weeks. One more quick trip to Houston (just an overnighter), and next month will be to San Diego and Boston in November. Who in their right minds would schedule a trip to Boston in November. It beats the hell out of me!

We went in to Round Rock this afternoon, and had a lovely lunch with Candy, Mike, Erica and Steve. We do not get to see each other enough these days, and we really need to fix that.

This will be a relatively easy week. Nothing traumatic on the calendar to the best of my knowledge. A couple meetings and one day of class on Thursday. I have a couple classes that I will be taking coming up this month and next month, and I am kind of excited about that.

2018 - Day 258/107 - Saturday...1565...

After breakfast, naps and another couple naps this morning, we took the girls for a ride. There is always a battle for the front passenger seat, and it is not important whether or not I am sitting there, both the girls want to be sitting there, too.

About the most strenuous thing I did today was to walk from the bed to the big blue chair. Okay, well I did do a few more strenuous things than that, but nothing that would be worthy of mentioning. We have had eleven days of rain out here on the edge of nowhere. No one is complaining wither. 4.89" in the gauge, and there was a few more hundredths in the gauge this afternoon. I think we are on the downhill slide of the rain now, and we will be sorry to see it go. I, however, will be required to cut the grass in the not too distant future.

2018 - Day 257/108 - Friday...1570...

Another week down the drain... But, I pretty much had a blast this week. I guided three classes this week, one at the Austin board and the other set at the HoustonHeadquarters board. All three days were just jam packed with interesting folks, and lots of great conversations and lots of good sharing of knowledge and information back and forth between colleagues. It is great that we can all learn things together, almost by accident.

I managed the drive home from Houston this afternoon with no real challenges. I made it out of Houston in what seemed to me like record time, and got to Columbus to charge and actually tool about a 20 minute nap. Some of the folks in Houston cued me in to a restaurant in Columbus that I did not know about, and it seems that restaurant is pretty well know for its' pies; I think I will try to remember that the next time I am there (which will be the middle of November).

Jody and the girls were all happy to see me...I made it home about 8:45 and so far I have watched the news, finished this journal entry, and next is some celery, hummus and the big blue chair!

2018 - Day 256/109 - Thursday...Less is More...

This photo is from my drive in to Houston on Wednesday night. Lots of emergency vehicles but no evidence of any emergency. I did witness LOTS of people going through the flexible barriers to get into the toll lanes to avoid the back up. It was not terrible to wait, I was listening to a pretty good book, and still was making better time than I had expected.

I had a great day of guiding colleagues through a class about starting real estate brokerages. About 22 folks that were really fun and engaged. Today we will talk about agency relationships. Not the real estate agency, but the agency relationships between agents/REALTORS® and clients/customers.

It is expected to be raining today in Houston, I am still not sure what is happening with the storm out in the gulf, but I think it is supposed to come ashore tomorrow morning. Of course it will, and I will get to spend the whole drive home in the dark and in the rain. It is exactly what I will want. BUT WAIT...that should not be considered a complaint, simply an observation.

2018 - Day 255/110 - Wednesday...#WHOKNOWS...

Storms to the left of me, storms to the right, here I am, stuck in the middle with STORMS. I left Austin this afternoon and headed to Houston. I am going to present a couple classes to some of my Houston colleagues Thursday and Friday. Folks on the east coast are evacuating for Hurricane Florence, and there is a storm in the gulf, heading (last I heard) for Corpus Christi. I don't remember the name of the storm in the gulf, but I made it to Houston with hardly any rain...really nothing more than a few sprinkles. The trip to Houston was really pretty easy...I made it to the hotel about thirty minutes sooner than I was expecting. All is good. The guest service person at the hotel said the storm is supposed to get on land as soon as tomorrow night but there is still no certain time when I will hit. I am expected to leave Houston (at the earliest) at 5 p.m. on Friday, so I expect I will be right-smack-dab in the middle of all the heavy rain and crap.

Of course I will be.

2018 - Day 254/111 - Tuesday...1577... -9/11-

It is still raining. Bastrop County got over 2" of rain today, and now they are worried about flash floods. We got (so far today) just a little over a quarter-inch. Still not complaining. We do get brief sunshine events, so that keeps us happy. Over 4.5 inches so far this month, compared to just a little over an inch last month. And there is rain forecast every day for the next seven days. There is (most likely) a tropical storm brewing in the Gulf and it is expected to come ashore around Corpus Christi, which would put us on the wet side, which is totally okay with us, too. I would really like to fill the tanks as long as we are at it.

2018 - Day 253/112 - Monday...1587...

Back home after a LONG weekend in San Antonio attending the Texas Association of REALTORS® Annual Conference. There was a lot of great work done, lots of information shared and lots of laughs and snores. Not so much in the snoring department, because there was lots of work to get done and not too much time to get it all done. This is a photo of the room before the Board of Directors meeting this morning. Committee reports, financials, nominating reports, upcoming meeting information and more.

I drove home (mostly) in the rain, and made better time than I was expecting. Got into the office and did some power-real-estate, and then had an appointment at 3:30. I made it home before 6 o'clock, and all is good. It has rained A LOT since I have been gone, but it rained MORE in San Antonio. Everything here is looking wonderfully green. Hopefully that will be enough that we can get another cutting of hay before the first freeze.

2018 - Day 252/113 - Sunday...Wha???

Next to the last day of the 2018 TAR Annual Conference in San Antonio. Lots of meetings today, beginning with our Regional Caucuses this morning, then the trade show, then more meetings and ending up with a night at the Alamo. Overall, another excellent day, meeting with colleagues from across the state and colleagues from across the country. Politics, advocacy, doing the stuff we are trained to do for the benefit of property owners and REALTORS® nationwide.

Tomorrow will conclude the conference with the Board of Directors meeting, and then I will be off to Austin and I have an appointment at 3:30.

2018 - Day 251/114 - Saturday...Hmmm...

Another really long day at the TAR Annual Conference in San Antonio. An early day and a late night.  Tomorrow i another early day with some space in the middle before another late night. Monday will be an early day, and then it will be over about noon, driving back to Austin early afternoon, and an appointment in Austin at 3:30 that afternoon.

Tomorrow night we will be going to the Alamo, and that will be one of the highlights of the conference.

2018 - Day 250/115 - Thursday...1582...

Done guiding colleagues through Salesperson Apprentice Education at the Austin Board. Great classes, great folks attending the classes, great information sharing, great stuff. This is the photo I took this morning as I was packing up the car to go in to Austin, a beautiful sunrise that is not nearly capturing the beauty in this photographic representation. Squint your eyes, and maybe you can get an idea of how magnificent it was.

Right this red hot minute, it is raining again. It has not gotten to the point that I am even close to complaining about it; give it another week and check back with me. So far today, we have recorded 0.35" of rain. Since the beginning of this week's rain event (it started on Tuesday), we have recorded 2.37" of rain in the gauge.

Not too shabby, we will take it, thank you very much.

2018 - Day 248/117 - Wednesday...1568...

When I took this photo on the way home (about 6:30 p.m.), I had no real thought that there was a precipitation event happening at the edge of nowhere. But it was! In about two hours, we recorded a little bitty bit over 1 inch of rain. I am almost delirious, and I am really pretty happy about the rain, too.

It was a full day of teaching, and that was fun! About 25 attendees, and I think it was a pretty good class. Eager to lear, happy to participate, what else could an old guy ask for?

I am going to go to sleep now!

2018 - Day 247/118/- Tuesday...1565...

Today was reminiscent of a month-of-Mondays. Except it was Tuesday. It was not a terrible day, there were just lots of deadlines and expectations happening, and I felt a little bit out of control. As it ended up, I still feel a little bit out of control, but it will all pass, and there will not be too many thoughts about it for too long.

We did not get any more rain today, but there is still a chance in the net seven day forecast. And the high temperatures for the next seven days does not get us out of the low 90s. What the hell is going on with that?

Tomorrow and Thursday I will be teaching full day classes, then off to San Antonio for several days. Then, the end of next week will be three full teaching days, one in Austin and two in Houston. All really good ideas when I booked those assignments, because I had nothing happening six months ago.

It will all work out just fine, just hide and watch.

2018 - Day 246/129 - Monday...Labor Day...1574...

Happy Labor Day everyone, I hope you had some rest from your labors. I had a bit, but I did make my way in to the office for about three hours this afternoon. Prior to that, I was still working on the preparation of my classes on Wednesday and Thursday. I am well ahead of the curve on that. Then I started watering again. I got almost everything watered (I did not water the circle and I did not water trees). I left to go in to the office at about 11:30, and before I got half-way to the Interstate, it started to rain. And then it quit. And then it started again. And then it quit.

This went on all the way to the office and all the way home. About five miles from us (in Granger) the weather prognosticators report there was a couple inches of rain. So far we have recorded 0.39" in the gauge. We are hoping for more rain overnight, and there is a chance of rain (chance mind you) every day for the next seven days. What is even more incredible is that the highest temperature forecast in the next seven days is 95 degrees.

It is almost like spring. Well, I guess you have to put that into the proper perspective. Spring here is different than spring there.

2018 - Day 245/120 - Sunday...1584...

I set about early this morning, getting stuff done. The sprinklers have run from sunup to sundown, and they are still going. After breakfast, I took the truck into the pastures and put the two new hay rings together. The cattle are just about as curious as the chickens are, only bigger. They are very interested in what goes on in their territory, but after determining that there was nothing new for them to eat, they were satisfied with just giving everything a good smell. And not a cloud in the sky.

The only time we left the house today was when we took the girls for a ride. Otherwise, it has been chores around the house, and getting prepared for a new class I will be guidingWednesday and Thursday. It is a 30 hour SAE class, but the next two classes will be spread out over the following two weeks. It is an interesting class if you are into that kind of stuff, and you are working to qualify for your Texas Real Estate License.

2018 - Day 244/121 - Saturday...1563...

Usually I can be assured that I am smarter than the average cow. Not always...but usually.Today was not one of the days that I was smarter than the cattle. The cattle were all happily taking advantage of the shade of the barn while I was out at high noon dismantling decrepit hay rings. I had been on a hay ring mission early in the morning. I never did find the hay rings that I wanted, but I think I am much happier with the hay ring alternative than the intended hay ring. Times two. I actually think the hay rings I got are going to be ore practical than the hay rings I had been using in the past, AND they were about $60 per ring cheaper.

I took apart the old rings today, and I will put the new rings together tomorrow. perhaps.
